Who we are

This website (approvedbyd.com) is operated by Divyesh Dabhi (NMLS #2040933) on behalf of Mpire Financial Group LLC (NMLS #2108504), 189 S. Orange Ave, Suite 2020, Orlando, FL 32801. The Mpire Financial Group LLC privacy notice required under the Gramm-Leach-Bliley Act applies to any loan you apply for.

What we collect

When you use a form on this site (contact, Ask D or Send Me the Deal), we collect the information you enter, such as your name, email, phone, what you're looking to do, property location, your question or message, and any deal details you provide. When you apply for a loan, you do so through a separate secure application portal, and that information is governed by Mpire Financial Group LLC's privacy notice. Like most websites, our host records basic technical data (such as IP address and browser type) for security and performance.

Your numbers stay in your browser. The calculators and guided questions run in your browser. So you don't have to retype them, the scenario numbers you enter (for example a price, down payment, rate you want to test, taxes, insurance, rent or loan balance) and the answers you choose are kept in your browser tab for this visit only and are cleared when you close the tab. You can clear your numbers at any time with "Clear my numbers." Income and debts entered in the optional ratio view are never saved.

Your scenario stays private until you send it. Your calculator numbers, guided answers and visit context are not sent to us as lead information while you use the site. We receive that scenario information only if you choose to submit a form.

Context included with a form. When you submit a contact, Ask D or deal form, it can include context from this visit so you don't have to repeat yourself: the kind of help you were looking for, your timeline, which calculators you used, a short summary of your latest result (which can include numbers you entered, such as a price, rent, payment or test rate), the city, ZIP or address you entered, the first page you visited, and the pages you viewed on this site during this visit (page paths only, without your form entries or scenario values). The form tells you this before you send it. If you choose "Don't include them," none of this visit context is sent.

How you found the site. To understand which channels bring people here, we note how you arrived (for example a search engine, social media, an ad or a direct visit) and any campaign name in the link you used. Unlike your numbers, this browser remembers the first way you arrived even after your visit ends, until you clear this site's data in your browser. This source label is included when you submit a form. It doesn't include your numbers or answers.

Preferences. This site also remembers your light or dark mode choice on this device. It is never sent to us.

How we use it

To respond to your inquiry, provide the mortgage information you ask for, comply with law and regulation, and improve the website. We do not sell your personal information.

Calls and text messages

If you check the consent box on our form, you agree to receive calls and text messages, including automated messages, about your inquiry at the number you provide. Consent is not a condition of any purchase. Message and data rates may apply and message frequency varies. Reply STOP to opt out or HELP for help at any time. Mobile numbers and SMS consent are not shared with third parties for their marketing purposes.

Live chat

The chat bubble on this site is provided by Tidio. Chats may be answered first by an AI assistant, and then by Divyesh. Messages you send in chat, and any contact details you share, are stored by Tidio so we can respond and keep required records. Please don't share your Social Security number or account numbers in chat.

So the chat can work, Tidio's chat tool loads on each page and receives basic technical and visit information, such as your browser type and the pages you view on this site. It does not receive the numbers you enter in the calculators or your guided answers.

Scheduling

If you book a call, scheduling is handled by Calendly. The booking window loads from Calendly only when you tap a booking button. The details you enter there are collected by Calendly under its own privacy policy and shared with us so we can call you.

Sharing

When you submit a form, our website processes your submission and sends the relevant contact and request information to our customer relationship management provider, GoHighLevel/LeadConnector, so we can respond to you. Optional visit and calculator context is included unless you choose not to include it. Consent to receive text messages is separate and optional.

We share information only with service providers that help us operate the website and respond to you (for example, website hosting and form processing (Netlify), scheduling (Calendly), live chat (Tidio), our customer relationship management system (GoHighLevel/LeadConnector) and email), with Mpire Financial Group LLC and its licensed loan officers to handle your request, and when required by law.

Your choices

You can ask us to update or delete the contact information you submitted through this site by calling 407-923-7410 or writing to the address above. Depending on where you live, you may have additional rights under state privacy law.

Security

This site is served over an encrypted connection (HTTPS). Please do not send your Social Security number, account numbers or other sensitive financial information through the contact form; use the secure application link instead.
