Calculators are for education only and are not a loan offer, a commitment to lend, or a quote of current rates. Where a rate is filled in for you, it is Freddie Mac's published national average for a 30-year fixed loan (a 15-year fixed loan when you choose a 15-year term), not a rate offered by Mpire Financial Group or a quote for your loan, and you can change it. Actual rates, APR, payments and eligibility depend on credit, property, occupancy, loan program and market conditions.

Meet Divyesh

I know what a home means to a family, because I watched mine lose one.

I was born in a small village in India and came to America when I was nine. My parents worked hard, saved every dollar they could, and eventually bought our first home.

Then 2008 happened. They lost their business, and eventually, we lost the house.

That experience never left me. It's a big reason I do this work the way I do today.

To me, a mortgage isn't just about getting someone approved. It's about helping you make a decision that actually puts you in a stronger position — whether you're buying your first home, moving your family, or building an investment portfolio. I'll tell you what makes sense, what doesn't, and what I'd do if I were in your shoes.

My parents taught me to give more than you take. Today I'm a husband and a father of two, and I try to carry that same mindset into every client relationship.

From our first conversation through closing — and even years afterward — you'll have my cell number, you'll get a straight answer, and you won't have to wonder whether I'm in your corner.

Quick answers

Straight answers

I was turned down by another lender. Can I still get a mortgage?

Often, yes. Banks add their own rules on top of the loan program's guidelines. As a broker, I can compare programs from multiple lenders, including FHA, bank statement and non-QM options. Approval depends on your full credit, income and property picture, and not everyone will qualify.

What is a DSCR loan?

A DSCR (debt service coverage ratio) loan is built for real estate investors. DSCR loans generally qualify the investment property primarily using its rental income relative to the property's housing expense rather than relying on the borrower's personal income. Documentation and eligibility requirements vary by lender and program.

How much do I need for a down payment as a first-time buyer?

FHA loans allow as little as 3.5% down, some conventional programs allow 3% down for qualified first-time buyers, and VA and USDA loans may require no down payment for eligible borrowers. Florida down payment assistance programs may also be available.
