Your tax returns say one thing. Your rent roll says another.
Investor loans that qualify primarily on the property's cash flow — not just what your personal income looks like on paper. First rental or fiftieth, send me the deal and I'll tell you how I'd finance it.
Qualify primarily on the rent
A DSCR (debt service coverage ratio) loan looks at whether the property's rent covers its payment. DSCR = monthly rent ÷ monthly payment (principal, interest, taxes, insurance and HOA).
- Qualifies primarily on the property's rental income rather than your personal income (documentation and eligibility vary by lender and program)
- Purchase, rate-and-term and cash-out refinance
- Title in your name, or in an eligible LLC or business entity where lender guidelines allow (often with a personal guaranty)
- 1–4 unit homes and condos
Buy it, fix it, sell it (or keep it)
Short-term financing for the purchase and the rehab, based on the deal and your experience. Many flippers refinance into a DSCR loan when they decide to hold.
- Financing for purchase and rehab, released in draws
- Loan size based on cost and after-repair value (ARV)
- Interest-only payments while you hold
- Bridge loans to buy before you sell
