DSCR calculator. Does the rent cover the payment?
Plug in the price, rent and expenses to see a rental's debt service coverage ratio and cash flow in about 30 seconds. Like the numbers? Your inputs carry straight into the form below, so you can send me the deal without typing it twice.
Your rental
Calculators are for education only and are not a loan offer, a commitment to lend, or a quote of current rates. Rates are entered by you. Actual rates, DSCR requirements, down payment and eligibility vary by lender, credit profile and property.
What the number means
DSCR = monthly rent ÷ PITIA (principal, interest, taxes, insurance and HOA).
- Above 1.00: the rent covers the full payment, with room left over for vacancy, repairs and management.
- Around 1.00: the rent roughly covers the payment. Pricing and structure matter a lot here.
- Below 1.00: the rent doesn't cover the payment. More money down, a different rate structure or a different deal may be needed.
Every lender sets its own DSCR requirements, and your credit, down payment and property type affect pricing. The calculator gets you in the ballpark. I'll tell you where the deal actually lands.
Got a property in mind? Send it over.
Address, price and rent is all I need to start. I'll look at how I'd structure it, which lenders fit, and whether the numbers work, then reach out to talk it through.
- Sending me a deal for an initial scenario review does not require a full loan application or credit pull.
- Purchases, refinances and cash-out
- First rental or tenth, same straight answer
